DSR HYVEN Review 2026: Price, Location, Floor Plans, Amenities & RERA

A proper DSR HYVEN review should answer the questions a serious buyer asks before visiting the site: Where exactly is it? How large are the homes? What does it cost? How does it compare with nearby high-rise developments? What is the RERA status? What should be checked before booking?

DSR HYVEN is an upcoming high-rise residential project positioned in the Rajendra Nagar–Budvel corridor, near Premavathipet and ORR Exit 17. The project-facing website currently presents approximately 4 acres, 40 floors, two primary residential towers and 476 residences, with 3 BHK and 4 BHK homes ranging from approximately 3,033–3,999 sq. ft.

The current published starting price is approximately:

3 BHK — 3,033 sq. ft. — ₹2.40 crore onwards

4 BHK — 3,333–3,999 sq. ft. — ₹2.70 crore onwards

The published starting prices exclude amenities, parking and statutory charges.

At the entry sizes, these translate mathematically to approximately ₹7,913 per sq. ft. for the 3 BHK and ₹8,101 per sq. ft. for the entry 4 BHK.

For comparison, current Housing.com listings put Prestige Spring Heights at ₹8,980–₹10,820 per sq. ft., Godrej Regal Pavilion around ₹9,590 per sq. ft., Sonthalia Ecorise around ₹7,500 per sq. ft., and Giridharis Vue in Kismatpur around ₹8,000 per sq. ft.

One of the clearest features of the project is its emphasis on large-format homes.

The published 3 BHK measures approximately 3,033 sq. ft.

The 4 BHK options are approximately 3,333 sq. ft. and 3,999 sq. ft.

That positions DSR HYVEN toward buyers who want significant living area in a high-rise environment.

Prestige Spring Heights publishes project sizes from 1,571–3,233 sq. ft.; Godrej Regal Pavilion publishes 1,308–3,571 sq. ft.; and Sonthalia Ecorise publishes 2,250–4,695 sq. ft.

So the right question isn't simply “Which project has 3 BHK?” It is how much space do I actually want and what is my preferred format?

Amenities at DSR HYVEN

The project-facing site currently lists 30+ amenities, covering reception and lounge facilities, guest accommodation, library/reading areas, bowling, movie theatre, pool/snooker, amphitheatre, multipurpose facilities, children's play area, spa/salon, yoga/meditation, swimming pools, gym, indoor badminton, squash, table tennis, basketball, net cricket, skating, gardens, party lawn, pet park and jogging track.

For a buyer, however, the important exercise is not to count amenities. It is to establish:

which amenities are included in the approved specifications,

where they are located,

how much common area is devoted to them,

and what maintenance implications they may create after handover.

The project's registered location falls in Premavathi Pet, Rajendra Nagar Mandal, Ranga Reddy District, with the RERA-derived record identifying Rajendra Nagar Division and Survey No. 379/2 and part of Survey No. 379.

The same record places an expressway approximately 1.3 km from the registered location and Budvel railway station approximately 1.9 km away. It also identifies a water body approximately 948 m away and a hospital approximately 1.2 km away based on mapped external data; these mapped distances are not substitutes for a site-level environmental or travel assessment.

The project-facing website markets connectivity to Gachibowli and the Financial District at around 20 minutes, while also showing approximate published times to hospitals, schools and shopping destinations. Actual journey time depends on traffic and route, so those figures should be treated as indicative.

How does DSR HYVEN compare with Rajendra Nagar high-rise projects?

The current market includes very different scales.

Prestige Spring Heights: 10.6 acres, 1,656 units, four buildings, 40 floors, 3 and 4 BHK apartments.

Godrej Regal Pavilion: approximately 12.5 acres, nine towers, 1,926 units, with 2, 3, 3.5 and 4 BHK apartments. The official Godrej page states the clubhouse is approximately 75,000 sq. ft.

Sonthalia Ecorise: approximately 6.36 acres, 516 units, four buildings, with 3 and 4 BHK apartments ranging from 2,250–4,695 sq. ft.

Kismatpur's Giridharis Vue: approximately 1.82 acres and 216 units in one building, with 3 BHK homes from 1,429–2,197 sq. ft.

DSR HYVEN therefore belongs to a segment where large apartment size is a central part of the proposition, rather than competing solely on entry price.

A document point every buyer should understand

There is currently a discrepancy between the project-facing marketing description and the RERA-derived record.

The project-facing website says 476 units and two primary towers, whereas the RERA-derived filing currently reflects 482 units across three registered buildings, including 357 4 BHK, 113 3 BHK and six 2 BHK entries.

This does not by itself establish a problem. It does mean buyers should rely on the latest RERA certificate, sanctioned plan and agreement documentation when verifying the legal project structure.

Who should consider DSR HYVEN?

DSR HYVEN can be relevant to buyers looking for a large 3 BHK or 4 BHK apartment in the Rajendra Nagar–Budvel corridor, particularly those who want a high-rise setting rather than an independent villa.

The project should be evaluated on the combination of apartment size, exact location, floor, view, cost sheet, RERA disclosures, specifications and expected holding period, rather than on any single promotional claim.
